Planning permission secured at former Albion Hotel

A partnership between Anwyl Construction and housing provider ClwydAlyn, is underway to create 30 high quality older person living apartments.

The new development is situated on the former Albion hotel and social club site in Connah’s Quay, North Wales and is set to regenerate the unsafe site which was fast-becoming a target for anti-social behaviour.

Anwyl Construction negotiated a full turnkey package solution, comprising acquisition of land, securing planning permission and carrying out all construction works, as part of a £3.1m contract. The one and two-bedroom apartments are designed in accordance with Welsh DQR Guidelines and will provide much needed accommodation for this specific demographic.

This project forms part of ClwydAlyn’s large scale development investment plans across the region providing a wide-range of affordable housing solutions, addressing the wider issues surrounding a local and national homes shortage.

Planning has now been secured and demolition of the existing building is underway. This will be followed by site clearance and enabling works in preparation to start construction work, which is programmed to complete in September 2020. Once complete, the apartments will showcase contemporary and subtle design to ensure it is in-keeping with it’s existing surroundings, and compliments the neighbouring listed building, St Marks Church.

Anwyl Construction will use its directly employed team, as well as a trusted and established local supply chain, to deliver the scheme.

Tom Anwyl, Managing Director of Anwyl Construction explained:

This is a positive and exciting scheme for many reasons. Not only are we regenerating an abandoned site that has become an eyesore for the local community, but we are creating a high number of quality homes for local people.

We are also supporting and sustaining local employment, working with our own team as well as local suppliers over the course of the project. We will be working with our supply chain partners to encourage the recruitment of local people into newly created vacancies and apprenticeships to enhance employment opportunities in the local area, which in-turn will boost the local economy.

He added:

This is one of the first schemes that we have developed under our new ‘turnkey’ approach where we partner with a housing provider to identify a site, acquire the land, secure planning and deliver the build. In effect, we are able to present a complete package and solution to registered housing providers, supporting them in the often complex and challenging route to delivering new homes.

We see this approach as the future for Anwyl Construction and look forward to rolling this model out across Wales and the North West of England, collaborating with other housing providers.

The development is funded by Welsh Government Social Housing Grant, secured in partnership with Flintshire County Council and by private investment from ClwydAlyn Housing Ltd.
