Housing boost as Rhyl regeneration gathers pace

Regeneration works at North Wales coastal town, Rhyl, is given a further boost as redevelopment of the former Grange Hotel site gets underway.

Anwyl Partnerships has been appointed to deliver a new over-55’s housing scheme for Wales & West Housing under a £5.1 million contract. The former Grange Hotel had been destroyed by fire over a decade ago, the site eventually cleared in 2017 having been condemned and left abandoned for a number of years since the damage occurred.

Located in a central position on East Parade, Rhyl, the four-storey single-block scheme includes 41 one and two-bedroom apartments for older people, providing much needed housing for this specific demographic.

The vital regeneration of Rhyl is now very much underway with various private and public sector organisations and businesses driving this forward. The redevelopment of landmark buildings such as the Grange, which are particularly prominent both in terms of location and size, form an integral part of these plans.

Work is now very much underway at the site and we are using our own team as well as local sub-contractors to carry out the works. We will also be working in partnership with Wales & West Housing to achieve specific employability outcomes and conduct a number of community-led initiatives that will enhance the area, leaving a positive lasting legacy. All enabling and groundworks on site are now finalised and construction of the new building’s steel frame is complete. Works are progressing very well.

This is the first project to begin on site under Wales & West Housing’s 10-year Construction framework and is due for completion in January 2021.

The former Grange hotel site has been derelict for some time and we’re proud that Wales & West Housing is bringing such a prominent site on Rhyl’s seafront back into use. We are aiming to build 2500 new homes for Wales over the next five years and this development of 41 apartments will contribute a small amount towards this target – but with a big impact on the local area. There is a severe shortage of affordable housing in Denbighshire and these new apartments will provide much-needed high quality, warm, energy efficient homes for over 55s in the Rhyl area.

Student site visit supports careers in construction

Anwyl team members at the Harpers Road extra care scheme in Warrington has hosted a site visit for Coleg Cambria HNC Business Studies students.

As part of the visit, the group of 16 students were able to see first-hand how a large scale development is managed and constructed, learning about the construction of a building from substructure to roof. The students underwent a full site induction, enjoyed a tour of the site and took part in a lean collaborative planning lesson, alongside a Q & A session with the team.

It’s really important that we support our local schools and colleges and encourage young people to consider and explore a potential career in construction. Visiting a live site gives a true insight into how a construction project is delivered, the complexities, opportunities and challenges.

Anwyl Construction fly the flag for Wales in national house building awards

Anwyl Construction are celebrating, having seen its flagship extra care scheme, Llys Raddington, recognised as Highly Commended in the Best Regeneration Initiative category at the national House Builder Awards.

The firm was the only Welsh housebuilder to make the shortlist with a project situated in Wales in the prestigious awards, which were held at a glittering ceremony in London, with comedian Dara O’Briain acting as host. Considered the most coveted awards in the industry, recognising innovation and excellence, the Housebuilder Awards are led by Housebuilder magazine and the Home Builders Federation (HBF), in partnership with NHBC.

Llys Raddington in Flintshire is now fully occupied and includes 73 extra care apartments, 15 of which have been specifically dedicated to dementia care for ClwydAlyn.

£11.3m Harpers Road Extra Care project meets watertight deadline

A large-scale extra care development in Warrington, currently being built by Anwyl Construction for North West housing group, Torus, has met the critical water tight stage.

Harpers Green Retirement Living on Harpers Road, Warrington, sits on the site of the former Bayleaf restaurant site and was the first of Anwyl Construction’s projects located in the North West to be secured.

Comprising 97-one and two bedroom apartments, the project will be the largest extra care scheme delivered by Anwyl to date. Set across four-storey’s, the 10,000 square metre site also includes a central feature courtyard and a host of internal and external communal facilities including a bistro, hair salon and a community bowling green.

Bill Lacey, Director of Development and Sales at Torus, said:

Working in conjunction with our partners, Anwyl Construction, we are very excited at the prospect of our extra care scheme at Harpers Road coming to completion. This is a flagship scheme for Torus, located in one of our ‘heartland areas’, Warrington. This scheme will have state of the art facilities that will provide a special place for people to live in and will prove to be a welcome addition to Torus’ offer for elderly people in Warrington.

The project marks the first scheme procured under the JV North Framework and is the 8th extra care scheme that Anwyl Construction has carried out .

The Harpers Green scheme is due for completion in May 2020.

Growth strategy steps up in the Construction Division

Anwyl Construction continues to strengthen its thriving development and construction business, announcing a series of appointments across the division.

New recruits include Senior Land Manager, Sam Oliver. Sam heads up the Land & Partnerships acquisition function to secure immediate land opportunities for mixed tenure and affordable family housing, PRS, extra care and retirement living developments across North West England and North Wales.

Sam’s appointment forms an important part of Anwyl’s strategic development, which complements the company’s well-established partnership with housing associations through procurement frameworks.

Tom Anwyl, Managing Director of Anwyl Construction explained:

Sam has a huge amount of experience in the planning and development sector, including a role within planning consultancy and regional government. His understanding of this arena will be hugely important as we push on with our collaborative approach with social housing providers, creating quality and affordable homes for local people.

Other appointments include; Contracts Manager, Bob Heaton; Quantity Surveyor, Jack Donald; Design Co-ordinator, Simon Maxwell; and Architectural Technologist, Kevin Shone; as well as trainee Design Assistant and trainee QS, Megan Hughes and Calvin Fitzsimmons respectively.

On site, Anwyl has also welcomed four new Site Managers and continues to invest in new entrants into the sector, with the recent appointment of two new apprentices within their in-house joinery workshop, whilst continuing to encourage and support its supply chain to create more sustainable apprenticeship/trainee positions.

Tom continued:

We’ve made some fantastic appointments across the business in several departments and are attracting some very impressive talent. It’s important that we have the resources and people in place to be able to manage a growing operation, whilst supporting internal career progression through training and promotion. Success at LABC Awards for Anwyl Construction

Anwyl Construction has been revealed as the winner of the Best Inclusive Building at the all-Wales Local Authority Building Control (LABC) awards.

The Flintshire-based business scooped the award for its pioneering work at the Llys Raddington Extra Care development in Flint for social housing provider, ClwydAlyn, under the ‘Best Inclusive Building’ category.

The scheme had formerly been announced as the winner in the North Wales finals and has now taken the top spot within the whole of Wales. Anwyl will now proceed to the national LABC finals which are being held in London this November.

The Inclusive Building award focusses on schemes that have gone beyond minimum design standards to ensure that the highest standards of inclusive design have been achieved, avoiding segregation and barriers to access and inclusion.

The Llys Raddington project was built for ClwydAlyn in partnership with Flintshire County Council and Welsh Government. The building has regenerated a former 1960’s maisonette site which was no longer fit for purpose in Flint town centre, and now provides 73 apartments, with 15 specially adapted for people living with dementia.

The building provides a unique solution to independent living with access to 24-hour care, along with creating a sense of community for the residents through the addition of communal areas including; lounge area and social club, sun lounge room, external landscaped court yard and a bistro-style restaurant.

Anwyl Homes appoints new sales manager for Cheshire

Leading housebuilder Anwyl Homes has appointed Knutsford’s Thomas Bradley as sales manager for Cheshire.

In his new role, Tom will be responsible for supporting the homes advisors at Anwyl’s many developments across the Cheshire, Staffordshire and Shropshire areas, motivating and training them to achieve sales targets and ensuring that all purchasers receive the exceptional service and friendly customer care for which Anwyl is renowned.

Having spent a number of years working in the house building industry in a similar role covering the Cheshire and Lancashire regions, he is well qualified for his new position and aims to use his previous experience to support Anwyl as it expands across the North West, specifically in Cheshire and the surrounding areas.

He commented:

“Anwyl Homes has a great reputation in the industry as a long established family run business that delivers a quality product and provides a high level of customer service.  Expanding rapidly across the North West, I am delighted to join the team at this exciting time and help support and develop the brand in Cheshire, a geographical area that I already know very well.”

Regeneration of derelict site is underway

Anwyl Construction is set to deliver another partnered development, kickstarting construction at its latest affordable housing project.

Work is set to begin at the £3.5million regeneration of the former Boars Head pub in Ewloe, Flintshire, for social housing provider, ClwydAlyn.

Anwyl Construction negotiated a full turnkey package solution with ClwydAlyn, comprising acquisition of land, securing planning permission and carrying out all construction works. Together the two organisations have been able to identify specific housing needs and plan projects around defining factors including age, care provision and location.

Tom Anwyl, Managing Director of Anwyl Construction explained:

Our partnered approach to development is working incredibly well and we are finding that social housing providers are particularly receptive to this. There is a major housing shortfall, coupled with a lack of land acquisition and funding, and this model essentially plugs that gap.

Demolition of the former pub took place several months ago, followed by enabling works in preparation for construction work to start imminently. The development includes 28 one and two bedroom apartments for over 55’s as well as three houses for families.

The former Boars Head public house had lain empty for several years and had become an eyesore for local people. The regeneration of the site has been welcomed, with much anticipation to see the development come to completion in late Autumn 2020.

Planning permission secured at former Albion Hotel

A partnership between Anwyl Construction and housing provider ClwydAlyn, is underway to create 30 high quality older person living apartments.

The new development is situated on the former Albion hotel and social club site in Connah’s Quay, North Wales and is set to regenerate the unsafe site which was fast-becoming a target for anti-social behaviour.

Anwyl Construction negotiated a full turnkey package solution, comprising acquisition of land, securing planning permission and carrying out all construction works, as part of a £3.1m contract. The one and two-bedroom apartments are designed in accordance with Welsh DQR Guidelines and will provide much needed accommodation for this specific demographic.

This project forms part of ClwydAlyn’s large scale development investment plans across the region providing a wide-range of affordable housing solutions, addressing the wider issues surrounding a local and national homes shortage.

Planning has now been secured and demolition of the existing building is underway. This will be followed by site clearance and enabling works in preparation to start construction work, which is programmed to complete in September 2020. Once complete, the apartments will showcase contemporary and subtle design to ensure it is in-keeping with it’s existing surroundings, and compliments the neighbouring listed building, St Marks Church.

Anwyl Construction will use its directly employed team, as well as a trusted and established local supply chain, to deliver the scheme.

We will be working with our supply chain partners to encourage the recruitment of local people into newly created vacancies and apprenticeships to enhance employment opportunities in the local area, which in-turn will boost the local economy.

This is one of the first schemes that we have developed under our new ‘turnkey’ approach where we partner with a housing provider to identify a site, acquire the land, secure planning and deliver the build. In effect, we are able to present a complete package and solution to registered housing providers, supporting them in the often complex and challenging route to delivering new homes.

We see this approach as the future for Anwyl Construction and look forward to rolling this model out across Wales and the North West of England, collaborating with other housing providers.

The development is funded by Welsh Government Social Housing Grant, secured in partnership with Flintshire County Council and by private investment from ClwydAlyn Housing Ltd.
